The #1 Ingredient Needed To Sell Your Home Quickly

There’s a long list of ingredients needed to sell your home quickly. Obviously, you want to make your home as clean and uncluttered as possible. You should also make sure any outstanding repairs are done. And, of course, all the little things you can do to make your home “show” well are important, too.

But the number one ingredient needed to sell your home quickly is the right price tag. If you set the price of your home just right, buyers will come to see it, and there’s a good chance you’ll get some good offers. If you price your home too high, however, few buyers will take an interest in your property and it might languish on the market for months. Worse, it might not sell at all.

So how do you determine the right price at which to list your home?

One of the best ways is to do an analysis of what similar properties in your area have sold for recently. What people are actually paying for homes like yours — in communities like yours — is the best indicator of the true market value of your home.

Shopping for the Right Neighbourhood

When most people shop for a new home, they think about the kind of house they want: three bedrooms, two bathrooms, trees in the backyard.

But it also makes sense to shop for the right neighbourhood.

Think about it. In what type of area would you most like to live? What neighbourhood features do you want most? For example, you may want your next neighbourhood to have a good high school, a nearby recreation centre, and close access to public transit.

Make a list of what you want and then go “shopping” by visiting neighbourhoods that meet your criteria.

Your next home is more than just a property; it’s a dream home in a desirable location.

Crappy MLS Listings – to Serve Your Client Better

I am in a nasty mood today. I am in a nasty mood because I fail to get it – how some of my "collegues" could be so ridiculously unprofessional and still not get fired. The only reason I can thin of is beacause they don't charge much. And clients get what they pay for. It is pretty much like ordering a coffee at Starbucks and leting barista spit in your cup so that you can only pay half of the amount. Oh, well, here they are – the listings, great marketing tool!

1. Halloween time – book your free scary ride with your local real estate agent. Looks like photographer has a vary vague idea of the concept of horizontal lines.

Exclusive Listing vs. Open MLS Listing

When homeowners decides to list their property for sale, they want it sold fast and for the top dollar and this usually means telling the whole world about the home offered for sale. MLS (Multiple Listing Service) is one of the best tools to "spread the word". However, certain sellers for certain reasons might still be willing to employ exclusive listing and stay out of MLS and subsequently out of Realtor.ca.

Toronto MLS in New Stratus and Realtor.CA and how we all need to learn, learn, learn!

If you are not learning something new every day and every hour – you are falling behind
If you are learning a little bit – you are kind of sitting in the same spot
But to move forward, and move forward at a decent pace your really have to kick that lazy bum of yours and work hard on mastering new stuff!

learning
Today I finally made myself to go to the New Stratus – Toronto MLS course. Just so you know, my bum is not designed for sitting down for any period of time exceeding 30 min and if I am not overly excited about the stuff I am doing, my attention span turns into a one of an oyster. But I have to admit – today was good, fulfilling and satisfying and I would really love to share some of those great things with you. You might know some of it or not, but here is what happened to be new to me:

1. New Stratus and Toronto MLS are 2 completely different systems and what you do in one is not reflected in the other: per say in Toronto MLS you can program up to 150 prospect searches! And you can do another 150 in New Stratus

2. Toronto MLS will be discontinued at some point, however the exact date was not released yet. So, my fellow Realtors, sign up for the course!

3. New Stratus is a real time system. Realtor.CA takes 24 to 48 hours to update. So, for the home buyers – you might be drooling all over that awesome new home while it was gone of the market 2 days ago. Just get yourself a good agent to keep your fingers on pulse of the real estate market 🙂

4. Unavailable listings in New Stratus, such as expired, sold, terminated go back to 2 years.

5. Archives for residential listings go back to 1986 and for commercial to 1999

6. The last and most important: it appears that some agents have no idea how to add and edit their listings correctly, so you have to use pretty creative search criteria to get some good results for your client. Just an example – was searching for residential-detached in York-Newmarket. 3 listings popped up for Bruce Peninsula! – Huh?

And with this being said – Happy Learning Everyone!
