Should You Worry About Market Fluctuations?

You turn on the television and watch a news story about housing prices going down. Then you receive a flyer in the mail about a property around the corner that sold for a decent price. Next you read a newspaper article about the housing market on the upswing again.

It’s a little like being on a roller-coaster ride!

Unfortunately the ride isn’t much fun if you’re thinking of buying or selling a home. In fact, it can be very confusing and frustrating. You just don’t know if “now” is the right time to make a move.

In reality, the housing market has been fluctuating for decades. Yet, people sell their homes every day for good prices, and just as many people get into their next dream homes affordably.

When you hear news of market fluctuations, there are two important things to consider.

First of all, a lot of media information about the housing market is national, or at least regional. If the housing market is trending up or down nationally, remember that it doesn’t necessarily mean that your LOCAL market is doing the same.

In fact, it’s entirely possible for housing prices to be rising in your neighbourhood while they are falling nationally, and vice versa.

Secondly, if you’re selling a current property while buying another home, then the net effect of market fluctuations may cancel out.

Say, for example, that the local market is on the upswing. You’ll probably be able to sell your current home for a good price. However, the home you purchase will likely also be priced to reflect the upswing.

The same holds true when the market is down.

Stay or move? How to decide

Do you sometimes review the real estate ads in your local paper? Do you drive by an open house sign and feel the urge to stop and check it out? Those are common indications that, at least on some level, you’re thinking about the possibility of making a move.

But how do you decide if you should actually move?

The first step is to consider whether there are any practical reasons to consider buying a new home. What’s pushing you in that direction?

  • Is your current home too small for your needs?
  • Is the commute to work, for you or your spouse, too long? (Perhaps longer than you expected when you purchased the home?)
  • Are there property features you would now like to have, such as a larger backyard or a more spacious kitchen?
  • Has the neighbourhood changed in an undesirable way?
  • Do you have personal reasons for wanting to move, such as a desire to be closer to relatives in another area?

Carefully consider those things that can’t change unless you move. For example, if a major highway was recently built near you, the ongoing sound of traffic isn’t going to go away. It’s now part of the neighbourhood.

If there are no practical reasons for moving, there may still be other reasons for wanting a new home. You may want to move your family to a better neighbourhood, with better schools or you may simply want a bigger home, with a larger backyard, more rooms, and a wider driveway.

There’s absolutely nothing wrong with simply wanting a better place than the one you have now. In fact, that is a common reason why many people make a move.

The most affordable 2-storey, with 3 bedrooms and 2 bathrooms was sold for $655000 with original asking price of $649000

If your family is large and you need 4 bedrooms, the minimum you had to prepare was $825000

The one and only semi sold for way over $800000

And the most expensive home sold in the area was a beautiful 4 bedroom, 5 bathroom mansion with finished basement built on the extra wide lot with the selling price just a little shy of $2 800 000

Markland Wood is a relatively small community in Western Etobicoke, located right on the border of Mississauga, North of Dundas, South of Rathburn and West of Hwy 427. But even being as small as it is, Markland Wood welcomed 143 new families just in a recent year.

27 Condo Apartments, ranging from $245000 for a 3 bedroom, 2 bathroom, 1300 sq foot apartment to $ 595000 – 3 bedroom, 3 bathroom, 2000 sq foot Penthouse

9 Condo Townhouses changed their owners, the “sold” prices ranged from $357000 to $540000

Markland Wood is not very famous for its freehold townhouses – only one was sold in the last 12 month – $675000

On the other hand, I wide variety of detached houses were successfully sold, starting from $620000 for a 4-bedroom back-split with unfinished basement and going all the way to $1450000 for a 2-storey, 4 bedroom, 5 bathroom mansion!

Three Lists To Make When Selling Your Home

When you put your property up for sale, you want to make sure that potential buyers get all the information they need on the features of your home and its surrounding area. If, for example, a buyer doesn’t realize there is a great school just a couple of blocks away, he might cross your property off his shortlist. An effective way to make sure something like that doesn’t happen is to create three lists.

#1: The “I’ll miss it” list.

Chances are, there are things about your home that you’re really going to miss when you move. It may be the spacious living room, ideal for entertaining. Or the nearby park with scenic trails, perfect for walking and biking. Or the large deck that has just the right combination of shade and sun to make spending time on it pleasant.

Whatever you’ll miss put it on the list! Chances are, those are features that will also interest buyers.

#2: The “Just the facts” list.

What are the facts about your property that a buyer needs to know in order to consider purchasing it? This may be a very long list including such items as total square footage, number of bedrooms, number of washrooms, property taxes, size of yard, and more. This list should also include special features such as finished basement, upgraded kitchen features, and local golf course.

#3: The “repairs and improvements” list.

Buyers are interested in the state of repair of your home, and in any improvements you have made to it. On this list, include all repairs you have done during the past three years and, if possible, attach receipts. It’s especially important to include anything that has been replaced, such as a furnace or roof shingles.

If you’ve done any major remodelling or renovations, include the details on those, too.
