If you were going to sell your car, what would you do? Well, you would probably check to find out how similar vehicles to yours are priced. Then you would set your advertised price within that range.

What you would be doing, perhaps without knowing it, is determining the “market value” of your car.

Market value is simply what buyers today are willing to pay for a particular product.

When you decide to put your house up for sale, one of the first things you and your REALTOR® will do is determine the market value of your property. That’s important to know because if you price your home too much above its market value, you probably won’t get any offers. Home Renovations That Pay Off

Closets. Any improvement that makes a closet look roomy and organized tends to result in a pay back of most of its cost. Even something as simple as installing a good closet organizer can have a dramatic effect.

Energy-saving upgrades. In this age of increasing energy costs and environmental concerns, home buyers are drawn to such features as energy-saving windows, lighting, thermostats and more.

Get It In Writing

As you tour a potential new home, you notice that the carpeting in the living room is stained. “Don’t worry about that,” says the homeowner, who senses your disapproval. “We’re going to get the carpeting professionally cleaned before we move.”

Should you take their word for it?

Regardless of how honest a seller may seem, never rely on a verbal promise.

How To Handle Offers

You obviously have experience purchasing a home. But you may not have had an opportunity, yet, to be on the other side of the transaction: putting your house on the market and entertaining offers.


Offers, in particular, can intimidate first time sellers (even those who have bought and sold a few times). After all, the stakes are high. If you don’t accept the offer, deciding to counter-offer instead, the buyer may lose interest. If you take the offer, you may do so at a lower price than you could have otherwise negotiated.

Your Home and Maslow’s Hierarchy of Needs

    Did it ever occur to you why home takes such an important part in your life?

If you just think about it for a minute, "Home" covers every level of Maslow's hierarchy of human needs, either directly or indirectly

I will start right from the bottom:
    1. Physiological needs – basic need for health, food, sleep – needless to say that major part of this need is fulfilled at home. We always associate home with good food. Where else, but home can you sleep like a baby? A for health, you probably heard of people after accidents, surgeries, difficult health conditions recover with amazing speed as soon as they get home. We have a Russian proverb, stating: "At home even walls are healing!"

    2. Safety – my home is my castle! What would protect you better then your own house? When you go through that period of life when success is not quite smiling at you, and everything around seems to be evil and cruel – you just get home, hide for a bit, recover and come out as a brand new self.

    3. Belonging – Home Sweet Home! Place where you belong and place that belongs to you. Place where all your loved ones are, symbol of stability, strong family, motherhood. Place where someone is waiting for you, where you are loved and needed.

    4. Esteem – remember how you started with that rental room in the basement, then the excitement of moving into a bachelor apartment, the joy of getting your first own home – townhouse or a tiny bungalow? I don't really know what stage you are at right now, but I am positive you are looking for something bigger and better!

    5. Self-actualization – do you play piano? do you do arts and crafts? are you proud of those roses, best in the neighborhood, growing on YOUR front yard? This is achievement of your unique potential. And where is all this happening? Right, your HOME!

10 Reasons Why You Need a Realtor to Buy a House

Could you go ahead and buy a house all on your own, without hiring a Realtor? – Sure thing you can! There are tons of “How to” articles in the internet and “How to” videos on Youtube.
Can you do your own eye-surgery? – Sure thing! All of the above applies.
But is it worth all the time and aggravation? Lets see…

1. Licensing process – to trade Real Estate you need a license. You also need to be a member of provincial and regional boards and associations. This means pre-qualification – to get through the process you have to be worth your license.

2. Police Record Check – yes, you have to have clear Criminal Record to get your license. Would this make you feel safer – it sure would, you need to know who is accompanying you to showings or driving you around the town.

3. Education – yes, your Realtor had to take a bunch of courses, followed by a bunch of tests and exams, to learn everything from how to determine that the house was used for grow operations to how to word your offer to get you the best result possible.

4. Insurance – shall things go sideways, all you have is your paycheck or credit card your Realtor has Error and Omissions insurance.

5. Access to information – yes, there is tons of helpful info on Realtor.ca, but this is not all you might need to know to make the right decision. Your Realtor will have other sources of information and will warn you on time shall there be smth that might potentially harm your interests.

6. Connection to other professionals – there is a whole lot of people you need before you close – lawyer, mortgage broker, home inspector, etc – your Realtor will gladly provide you with lists to choose from

7. Viewing properties – many sellers won’t even let you in to see the house if you are not accompanied by a Realtor. Realtor is their guarantee for the house safety

8. Walking you through the process – there are always those moments, like the one in “Finding Nemo” – Now what? Your Realtor will be there to answer.

9. Power of Negotiation – power and art, not all human beings can boast of having the gift of persuasion, a gut feeling telling you where to push more and where to stop.

10. Your Agent – Your Bond – Your James Bond, person empowered to act in your best interest, dedicating his time, expertise and experience to ensure your satisfaction.
